Have a conditional loan approval in your hands before you shop for your home at no cost to you! Your strength as a preapproved buyer gives you bargaining power with the seller when you make your offer.
- GUARANTEED CLOSING COSTS FOR BOTH MORTGAGE AND TITLE**
When you make your mortgage application, your Trident Mortgage Consultant will provide you with a closing cost estimate. We guarantee that your mortgage and title costs will not exceed the amount quoted on your Good Faith Estimate, or we pay you the difference.
- BE SURE THE SELLER IS ABLE TO CLOSE AND YOU ARE AWARE OF ANY AND ALL DEED RESTRICTIONS
When you sign an agreement of sale and order title insurance from Trident Land Transfer Company, we will send you or your attorney a title commitment for your review within ten business days from the date we receive the title order.
- KNOW IN ADVANCE HOW MUCH MONEY YOU WILL NEED AT THE SETTLEMENT TABLE
Five days prior to settlement, we will send you a HUD-1 settlement sheet which will tell you how much money you will need on settlement day.

We know you are counting on us to fund and close your loan on the date mutually agreed upon in your purchase agreement. If we fail to meet this important commitment to you, we will pay you $500!
*The Perfect Settlement Guarantee must be executed by you and your Trident Mortgage consultant and is available on conventional and FHA purchase loans in PA and NJ for buyers that close with both Trident Mortgage Company and Trident Land Transfer Company. Not available on VA purchase loans, refinance, subprime, brokered or special loan program transactions, or properties in foreclosure or bankruptcy. The Agreement of Sale must provide for a 30-day period from the signing of the agreement to closing. The borrower must complete a mortgage application within three business days after the Agreement of Sale is fully executed. Any guarantee fees to be paid will be issued after closing.
**Closing Costs Guarantee: We will pay the difference in closing costs that are greater than those disclosed on your Trident Mortgage Company Good Faith Estimate. The Closing Costs Guarantee is limited to the charges paid directly to Trident Mortgage Company and Trident Land Transfer Company and does not include points, MIP, escrows, interim interest, property insurance, surveys, other legal fees, and any government fees for recording or transfer taxes.
***On-time Closing Guarantee: To be eligible, you must close your loan with both Trident Mortgage Company and Trident Land Transfer Company. If you don’t close on the date stated in your Agreement of Sale due solely to either Trident Mortgage Company’s or Trident Land Transfer’s delay, we will pay you $500.
